Interior painting
Walls, ceilings, trim, doors and closets. Furniture protected, clean cut lines, and the site left tidy at the end of every day.
Exterior painting
Stucco, siding, fascia and ironwork — using products actually formulated for Southern California UV and coastal salt air.
Cabinets & millwork
Waterborne urethane enamels that level like oil and actually harden. On cabinets the chemistry matters more than the sheen.
HOA color approval
Talega, Ladera Ranch, Coto de Caza, Rancho Santa Fe. We prepare the submittal and build the sample board the committee asks for.

The prep is the job. The paint is the last part.
Anyone can roll paint on a wall. The difference between a job that lasts two years and one that lasts ten happens before the lid comes off the bucket.

Mask and protect
Floors, fixtures, landscaping and every edge that isn’t getting painted.

Prep the surface
Patch, caulk and sand until the wall is actually ready — this is the step cheap bids skip.

One coat of primer
Seals the repairs and gives the color a uniform surface so it reads the same everywhere.

Two coats of color
Full film build. Two coats is what makes the color true and the finish last.

Juan holds a contractor account with every major manufacturer sold here. That means the brand gets picked for the job — not because it is the only store on the way.
Every brand has a Swiss Coffee, and they are all different colors. Dunn-Edwards DEW341 is the warm creamy one most of Southern California means. Benjamin Moore OC-45 is a shade cleaner. Behr 12 is different again. And Kelly-Moore 23, which was the California standard for decades, went away with the company in 2024. Ask four people here for Swiss Coffee and you will get four colors. Tell us the brand along with the name and we will get it right the first time.
Benjamin Moore
